The Area Plan for the East: Preliminary Publicity (Onchan Potential Development Sites)
Information on Potential Development Sites and the draft Site Assessment Framework results can be found on this page. The material on this page forms part of the Preliminary Publicity and sets out all of the potential sites that are being considered for development. At this stage no decisions have been made and not all sites will be allocated in the final plan.
Site Identification and Classification
In order to identify Potential Development Sites, the Cabinet Office carried out a Call for Sites in 2016. The Cabinet Office has also proactively identified a number of additional sites which should be considered.
The Cabinet Office has produced a Site Assessment Framework, against which Potential Development Sites can be considered. However, prior to applying the Site Assessment Framework, the Potential Development Sites have been categorised into the following two categories:
Category 1 - Sites which do not need to be assessed through the Site Assessment Framework and which can be subsumed within land use designations which reflect the surrounding areas.
Category 2 - Sites which do need to be assessed through the Site Assessment Framework i.e. there are policy decisions to be made about the proposed land use and therefore require a fuller assessment.

Category 1 Potential Development Sites
The following sites are considered to be Category 1 Potential Development Sites. Where a Potential Development Site has been identified by the Cabinet Office rather than by a response to the Call for Sites, there is no Call for Sites Form, although a site plan is provided.

Category 2 Potential Development Sites which do not pass Step 1 of the Site Assessment Framework
Step 1 of the Site Assessment Framework is to screen out sites which are not within or adjacent to the draft Existing Settlement Boundaries (please refer to the Site Assessment Framework Report for more information). The following sites are judged to ‘fail’ Step 1. Some of these sites may, however, be considered as potential ‘Groups of Houses in the Countryside’ (see the Main Consultation Document for more information). For each site a copy of the information submitted in response to the Call for Sites and a draft Site Assessment Report is available to download below.

Category 2 Potential Development Sites which do pass Step 1 of the Site Assessment Framework
The following sites are judged to ‘pass’ Step 1 of the Site Assessment Framework. For each site a copy of the information submitted in response to the Call for Sites and a draft Site Assessment Report is available to download below (where a Potential Development Site has been identified by the Cabinet Office rather than by a response to the Call for Sites, there is no Call for Sites Form, although a site plan is provided within the Site Assessment Report).
