Development Plan

Introduction

The Island Development Plan provides the framework which guides all new development. The intention is for this 'Development Plan' to be made up of an Isle of Man Strategic Plan and one or more Area Plans. The framework is currently made up of:

In time, the 1982 Plan and the remaining Local Plans will be replaced entirely by Area Plans. All statutory Plans are approved by Tynwald.

Strategic Plan

The Isle of Man Strategic Plan 2016 (approved by Tynwald on 15 March 2016) replaces the Isle of Man Strategic Plan 2007. The Strategic Plan sets out the general policies for the development of and use of land across the Island. It provides an Island wide policy framework. These policies are considered when assessing planning applications and when preparing Area Plans and other policy documents.

Local and Area Plans

A series of more detailed site specific proposals are set out in the Area Plan for the South, the Area Plan for the East and a number of Local Plans. Many of the Local Plans date back to the 1990's and work is underway to replace them with new Area Plans which cover a larger geographical area than the traditional Local Plan. The first of these, the Area Plan for the South, was approved by Tynwald in 2013 and more recently the Area Plan for the East in November 2020.
