Practice Directives and Guides

The Practice Directives below have been issued by the Registrar in accordance with Rule 99 of the Land Registry Rules 2000 (as amended), to assist persons when dealing with an application to register or transfer land.

The Practice Directives are listed in date order, the oldest directive appearing at the top of the list. Any new directive added to this page will be displayed at the bottom of the list.

Although the Practice Directives are issued to help you, there will always be occasions where the particular issue you are dealing with is not covered by any of the current directives. Where this is the case, please note that staff members are prohibited from giving legal advice or offering opinions and therefore if you are in any doubt about how you should proceed with your application you should seek your own legal or other expert advice.

Practice Directives

Practice Directive PD01/2001 - Effective from 1 October 2001. Amendment of wording for Form 1, paragraph 12 in the then current version of the forms. (Please note that this is no longer relevant as new forms have been issued)

Practice Directive PD02/2003 - Effective from 1 March 2004. Update to forms: Version 4 - November 2003 replaces Version 3.1

Practice Directive PD01/2004 - Effective from 21 May 2004. Documents to be submitted with application for first registration - Rule 17 of Land Registry Rules 2000 (as amended)

Practice Directive PD01/2006 - Effective 1 March 2006. Copies of Conditional Bond and Security or any other form of registered charges not to be issued with Office Copy. Copies of such documents are still available on request

Practice Directive PD02/2006 - Effective from 2 January 2007. Definitions in Appendices F and G

Practice Directive PD01/2008 - Effective from 9 January 2008. Introduction of Form 56 - Application to Amalgamate Registered Freehold Titles

Practice Directive PD02/2008 - Effective from 7 February 2008. Original deeds to be recorded in the Deeds Registry prior to compulsory first registration

Practice Directive PD03/2008 - Effective from 1 April 2008. Revision of Forms 9, 10, 32 and 33A

Practice Directive PD04/2008 - Effective 1 September 2008. Introduction of Form 99- Application to Extend Time for First Compulsory Registration

Practice Directive PD05/2008 - Effective from 10 December 2008. (1) Change Name of Registered Owner(s) and (2) Amend or Change Title Address of Registered Property

Practice Directive PD01/2009 - Effective from 1 December 2009. Update to forms August 2009 replaces Version 4 - November 2003

Practice Directive PD01/2010 - Effective from 1 June 2010. Appendices F and G to be typed and to set out required entries; practice of highlighted photocopy deed to be discontinued

Practice Directive PD01/2011 - Effective from 1 January 2012. Introduction of Form 20-4 - Application to Withdraw Inhibition by Consent

Practice Directive PD01/2013 - Effective from 1 August 2013. Introduction of Forms 64(a) and 64(b) - Release of Registered Land Subject to Restriction

Practice Directive PD02/2013 - Effective from 1 August 2013. Application to Extend Time for Compulsory First Registration

Practice Directive PD01/2016 - Effective from 11 May 2016. Deeds and documents to be presented with an application for first registration – Rule 17 of Land Registry Rules 2000 (as amended).

Practice Directive PD02/2017 - Effective from 5 March 2018. Requirements relating to the form of notices which may be served in advance of voluntary first registrations and/or where sellers and buyers are jointly represented. The voluntary service of notice in advance of an application in accordance with PD02/2017 may reduce the likelihood of the Land Registry requiring further additional notices to be given to interest parties.

Practice Directive PD01/2019 - Effective from 1 May 2019. Modification of Forms 15 and 16. Separate application to withdraw Inhibition by Consent not required where such consent is given in Form 15 or Form 16.

Practice Directive PD02/2019 - Effective from 1 September 2019. Guidance on application for the Owner Occupier fee rate and for reduced fees for spousal/partnership assurances. Revoked on 1 May 2023.

Practice Directive PD01/2020 - Effective from 1 June 2020. Evidence of Identity -individuals and companies. To be read in conjunction with Practice Guide GN01/2020 - Proof of Identity - individuals and companies.

Practice Directive PD02/2020 - Effective from 25 February 2020. Guidance on submitting applications electronically to landapplications@gov.im

Practice Directive PD01/2021 - Effective 29 September 2021. Notice of appeals against decisions of Land Commissioner to be served on the Land Registry.

Practice Directive PD01/2023 - Effective from 1 May 2023. Guidance on Registration fees. Promulgation of Form CR1, Form CR2, Form CR3 and Form CR4.
