Inspections

On-site Inspections

Building Control Officers inspect works at key stages in construction. Other intermediate inspections are also made. These include concrete reinforcement, fire stopping and any other concealed work that may be hidden once the works have been completed.

Inspections regarding key stages in construction can be arranged by the completion of pre-paid post cards supplied by the Department, or by fax. We can normally arrange same-day inspection if notified by 10.00 a.m. Prior discussion can be held on how best to fit in with your programme.

Where inspections relate to Full Plans Applications, statutory inspection fees are payable after the first site inspection following commencement of work. For more information visit Fees section

Completion Certificates

It is our policy to issue a Completion Certificate (providing that all the relevant fees have been paid) as soon as a satisfactory final inspection has been made and the work has been found to comply with the Regulations.

Letters of Comfort/Unauthorised Building Works

Where unauthorised work has been carried out, or final inspection of works had not been carried out prior to occupation of the building, the building owner may apply to us for a letter of comfort. Letters of comfort will only be issued for works carried out prior to May 1993. For works carried out after 1993, but without benefit of approval under Building Regulations, application should be made in accordance with Section 18 of the Building Regulations 2007.
